It will take some imagination, but that way some of your wood will be the right age for the house. I don't know what pre-engineered wood is, but if you can recycle, I think that will be the best. Are the stairs really tatty? Could you paint them? If you do use a carpet, something like sisal of jute might work better than fabric. Good luck finding someone competent.
